This is a pack-house: a shed where fresh brinjal, banana, papaya and guava are washed, sorted by size and quality, packed, and quickly chilled before they go to market. Pre-cooling (bringing produce down to a safe temperature within hours of picking) plus a cold room lets vegetables and fruit travel further and stay fresh longer.
NABARD's 2023-24 credit plan for Vadodara says the district ranks first in brinjal area and production and is a leading source of guava, papaya and banana. The same plan lists high post-harvest losses and poor storage as a gap, and calls for a centre and a cold store for grading, packing and export of fresh fruits and vegetables. It puts storage lending potential at 124.20 crore. Vadodara's rail and highway links to Mumbai, Ahmedabad and the ports help move chilled produce quickly.
You need a plot near one of the district's farm belts, a grading line, a pre-cooler, cold rooms, crates, a generator and a reliable power connection. The hard part is keeping it busy. Cold rooms lose money when they sit empty, so tie up with farmer producer companies and traders for several crops across the year before you build.
