This is a cold store with several separate chambers kept at different temperatures, so tomatoes, capsicum, cucumber, strawberries and mushrooms can each be held at the right setting until they are sold. It rents space to farmer groups, traders and vegetable suppliers and can also sort, grade and pack produce on site.
NABARD's 2023-24 credit plan for Gurugram says the district has only 3 cold stores (3,000 MT) and puts storage and warehousing credit potential at ₹324.36 crore. It lists the shortage of cold storage as a district gap, and names cucumber, coloured capsicum, strawberry, tomato and mushroom as crops with strong scope. The plan also notes a 5,000 MT cold house built by the Horticulture Department, so find out what it offers before you fix your size. The NCR market next door buys these crops every day.
You need land with a good road and reliable power, refrigeration machinery, insulated panels, a generator or solar backup, and trained operators. The hard part is keeping chambers full through the year while electricity bills keep running. Land near the city is costly, so look at rural blocks such as Pataudi, Farrukhnagar or Sohna. Get fire safety approvals early.
