Grain warehouse with a small cold room

This business builds and runs a dry warehouse for grain near a village market or highway, with a small cold room for potato and fruit such as guava, split into chambers because they need different temperatures. Farmer groups, single farmers and traders rent space by the bag or by the month. Banks can lend to farmers against stored grain, so they can wait for better prices instead of selling at harvest.

NABARD's 2023-24 credit plan for Bhopal puts storage, warehousing and market-yard credit potential at ₹55.69 crore. It says private investors should set up godowns, micro-warehouses and cold storage, with banks financing them. The plan names wheat, gram and soybean as the main crops, and lists potato and guava among horticulture crops.

You need land with good road access, a pucca building with a raised floor, fumigation and pest control, fire safety, weighing scales and trained staff. Registering with the national warehousing regulator helps banks accept your storage receipts. The hard part is filling the space: it may sit half-empty in the first seasons, and grain lost to pests or damp can end farmers' trust quickly.

Win clients through farmer producer groups, primary agricultural credit societies (PACS), bank branches and grain traders. A bank tie-up for loans against stored produce is the best reason for farmers to choose you.
