Why here: NABARD's 2023-24 credit plan for Mumbai Suburban puts agriculture infrastructure at ₹96.75 crore, covering ice plants with cold storage, refrigerated and insulated trucks, ice depots and fish processing units. The plan calls storage, processing and marketing for fisheries here weak. Boats from the Koliwadas at Marve, Oshiwara, Borivali, Versova and Madh load ice before their trips, and fish spoils fast without it.
What it takes: a site close to the landing points, ice-making machines, a refrigerated store, a heavy power connection, good water supply, a factory licence, pollution board consent and a fire NOC (no-objection certificate). Ammonia-cooled plants need trained staff and regular safety checks. The hard part is cost. Shore land is scarce and costly and can fall under coastal building rules, so check before signing a lease. Power bills are heavy, and ice demand drops during the June-July fishing ban. Use those months for servicing, and rent cold space to other food traders.
