Dimapur is Nagaland's most accessible district, with the only rail connection and the only sizeable airport. Goods flow in and out via Dimapur, but cold-chain infrastructure is thin. A small cold storage (200–400 tonne) plus a fruit processing line (juice, pulp, dried fruits) serves both: the surrounding districts' fruit crop (orange, pineapple, kiwi) needs storage and processing; the state distribution network needs cold logistics for FMCG and processed food. The location advantage is structural.
Capex of ₹18–40 lakh covers a small cold room, fruit processing line, packing area, and 6 months of working capital. NABARD-AIF supports cold storage at 3% concessional interest; MIDH covers fruit-processing infrastructure. Hard parts: power reliability (Dimapur has frequent outages — diesel backup is mandatory), refrigerated transport for last-mile, and building 8–10 anchor customer accounts. The cold-storage rental is the steady revenue; processing is the upside.
