This is a warehouse for pulses, wheat, maize and paddy, built on high ground near the Mokama and Barh tal. You rent space by the bag or by the month, clean and fumigate stock against insects, weigh everything on a weighbridge, and give each depositor a receipt. If the warehouse is registered with the national warehousing regulator, banks can lend to farmers and traders against those receipts, so they need not sell right after harvest when prices are low.
The tal fields stay under water in the rains. Masoor (lentil), chana and peas are sown once the water drains, so a large harvest arrives at once. NABARD's credit plan for the district puts loans for storage godowns and market yards at ₹1050.17 crore, nearly all of its farm infrastructure line, and names the shortage of godowns as a key problem.
You need land with a road that stays open in the monsoon, a building with proper drainage and ventilation, fire safety, insurance and a trained storekeeper. The hard part is keeping the space full all year and preventing loss to insects, damp and theft. One spoiled batch can cost you your customers' trust.
