You partner with an owner family that holds the licence but lacks the money to repair: you fund and manage the restoration, run the boat for an agreed number of years, and share the income with them.
Houseboats are Srinagar's best-known place to stay, but repairs and new building were banned for decades over lake pollution, and many boats decayed. Since 2023 the government has allowed restoration again, and many owners say they cannot afford the costly work. Visitors still come to the city for Dal Lake, the shikaras and the Mughal gardens.
You need a clear written agreement with the owner family, repair permission from the lake authority and other departments, deodar timber (costly and hard to get), skilled boat carpenters and woodcarvers, a proper sewage connection or treatment system, and registration with the J&K Tourism Department. The hard parts: permissions can take many months, good boat carpenters are few, and visitor numbers can drop suddenly after a security incident, as they did in 2025. Winters are slow.
Take bookings through online travel sites, travel agents and returning guests. Sell quiet winter stays, snow views and Kashmiri meals on board to fill the lean months.
